Once your final payment is completed, we prepare and record the deed so ownership officially transfers to you. If you purchase with cash, the deed is transferred right away after closing.

What happens if I miss a monthly payment?

We understand that things can come up, so if you miss a payment, we encourage you to reach out to us as soon as possible. There is a 5-day grace period after your due date, and after that, a late fee may be applied, typically ranging from $50 to $150 depending on the property. If payments continue to be missed without communication, the account may go into default based on the terms of your agreement, which could result in cancellation of the contract and loss of the property.

No, we do not require credit checks or background checks for our owner financing. Our goal is to make land ownership accessible, so we keep the process simple and straightforward without going through traditional banks. Yes, you are welcome to visit the property at any time before purchasing. All of our properties are open for you to view on your own, and we encourage you to walk the land and make sure it’s the right fit for you. We can provide exact GPS coordinates and a Google Maps link upon request so you can easily find and explore the property at your convenience.

No, there is no penalty for paying off your property early. We actually encourage our clients to pay off their properties as soon as possible. You are free to pay off your remaining balance at any time, which can save you money on interest and allow you to receive your deed sooner.

We handle those payments on your behalf while the property is being financed. If taxes or HOA fees change over time, your monthly payment may be adjusted accordingly. Once the property is fully paid off, responsibility for those payments will transfer to you.

As part of our company policy, we require that at least half of the loan is paid off before placing any permanent or temporary living structures on the property, including RVs or mobile homes. This allows our clients to move forward sooner than traditional bank financing, which often requires the property to be fully paid off first. In some cases, exceptions may be considered based on payment history, consistency, or a larger down payment.
